175 Water Street is a Privately Owned Public Space featuring one of the more distinctive plazas along the Water Street corridor in the Financial District. The space includes street-level and elevated outdoor areas that provide varied public gathering options.
The Water Street corridor between the Battery and the Brooklyn Bridge contains one of the highest densities of POPS in Manhattan, a result of the massive office development that occurred along this former industrial waterfront in the 1960s through 1980s.
175 Water Street's plaza has been the subject of improvement efforts aimed at making the Water Street POPS more attractive and functional. The Alliance for Downtown New York has championed upgrades to seating, lighting, and programming along the corridor.
The Financial District's eastern edge, along Water and Front Streets, has a different character from the canyon-like streets around Wall Street. The wider blocks and proximity to the East River create a more open pedestrian environment.
This POPS is part of the ongoing effort to transform the Water Street corridor from a collection of underused corporate plazas into a genuine public amenity for Lower Manhattan's growing residential and office population.
