422 East 72nd Street is a Privately Owned Public Space on the Upper East Side, providing outdoor seating at a residential building between First Avenue and York Avenue near the East River.

The eastern end of 72nd Street provides access to the East River Esplanade via a pedestrian bridge over the FDR Drive. The 72nd Street crossing is one of the more heavily used access points to the waterfront path on the Upper East Side.

The East River Esplanade at 72nd Street offers views of Roosevelt Island, the Queensboro Bridge to the south, and the Hell Gate waterway to the north, creating one of the most panoramic sections of the waterfront path.

The POPS serves residents of the far-eastern Upper East Side, where the river proximity and waterfront access compensate for the distance from Central Park and the commercial avenues.

This seating area provides outdoor space near one of the Upper East Side's primary connections to the East River waterfront.
