Paterno Trivium

Paterno Trivium is a small triangular park at the intersection of Cabrini Boulevard, Pinehurst Avenue, and West 187th Street in Washington Heights. The trivium (Latin for a place where three roads meet) is named for Charles V. Paterno, a real estate developer who built many of the grand apartment buildings in Washington Heights during the 1920s and 1930s.

Paterno was one of the most prolific apartment builders in New York history, constructing large residential buildings along Cabrini Boulevard and Pinehurst Avenue that offered river views, generous layouts, and modern amenities. His buildings helped establish Washington Heights as a desirable residential neighborhood and many remain highly sought-after addresses today.

The trivium features modest plantings and a small paved area at the convergence of three streets. Cabrini Boulevard, one of the most scenic residential streets in Manhattan, runs along the ridge overlooking the Hudson River, and the trivium sits at a point where the area's hilly topography creates interesting sight lines.

Washington Heights' apartment buildings from the Paterno era are distinguished by their Art Deco and Romanesque Revival detailing, spacious rooms, and prime hilltop locations. Many were built on the high ground above the George Washington Bridge, offering panoramic views of the Hudson River and the Palisades.

Paterno Trivium connects the neighborhood to the developer whose vision shaped its physical character, honoring the construction boom that transformed Washington Heights from a rural hilltop into one of Manhattan's most distinctive residential neighborhoods during the early 20th century.
