POPS - Outdoor Plaza

1 New York Plaza is a Privately Owned Public Space at the southern tip of Manhattan in the Financial District, near the Whitehall Ferry Terminal where the Staten Island Ferry departs. The outdoor plaza provides seating and open space adjacent to a large commercial office building.

The Water Street corridor in the Financial District contains one of the highest concentrations of POPS in Manhattan, with dozens of plazas, arcades, and covered pedestrian spaces created through the incentive zoning program along this major north-south avenue.

The plaza serves the Financial District's large daytime office worker population, providing outdoor space for lunch breaks and informal gathering. The proximity to the ferry terminal also means the space sees commuter traffic throughout the day.

1 New York Plaza is near several significant Lower Manhattan landmarks including the former Fraunces Tavern (where George Washington said farewell to his officers), Battery Park, and the National Museum of the American Indian at the Alexander Hamilton U.S. Custom House.

This POPS contributes to the gradual transformation of the Financial District from a district that emptied at 5 PM into a more livable neighborhood with public amenities accessible throughout the day.
