POPS - Outdoor Plaza

777 Third Avenue is a Privately Owned Public Space on Third Avenue at 48th Street in Midtown East, across the avenue from its sibling POPS at 767 Third Avenue.

The concentration of POPS along Third Avenue in the upper 40s reflects the intensive office development that occurred after the Third Avenue elevated railway was demolished in the 1950s. The avenue's transformation from shadowed El corridor to modern office boulevard created dozens of new public spaces.

Third Avenue's postwar office buildings, while sometimes criticized for their repetitive glass-and-steel aesthetic, collectively house hundreds of thousands of workers who depend on the avenue's POPS for outdoor breaks and pedestrian circulation.

The POPS serves the Midtown East office community on an avenue whose dramatic mid-century transformation remains one of the most significant infrastructure stories in Manhattan's history.

This plaza provides public outdoor space on an avenue reborn from the demolition of its elevated railway.
